Overview Coves at Columbus is seeking an Area Property Manager to oversee operations of our multiple building complexes. This person will be a vital part of the team looking to stabilize this distressed property and bring it back to its full potential. This position will support leasing, collections, maintenance, and reporting efforts. They will report to the Regional Manager.
The ideal candidate will have a proven track record of managing properties in need of extensive rehabilitation, with a focus on improving tenant satisfaction, maintaining financial goals, and ensuring smooth day-to-day operations during the rehab process. You will lead a team of on-site managers, coordinate with contractors, and implement strategies to enhance property value and operational efficiency.
Compensation and Benefits - Base Salary: $70K-$95K commensurate with experience

About you: - High level of organization and attention to detail

- Experience with Yardi Voyager and Rentcafe
- Knowledge in Fair Housing
- Ability to exercise sound judgment
- Ability to maintain positive relationships with internal and external contacts
- Strong communication skills
- 4+ years of property management experience
- Leadership experience
- Experience working with and stabilizing distressed properties is a plus
Core Responsibilities: Included but not limited to: - Manage collections and evictions for the complex.
- Maintain property rentals by advertising and filling vacancies
- Supervise on-site property managers, maintenance staff, and third-party contractors. Provide guidance, support, and training to ensure team success in managing distressed properties.
- Communicate with residents regarding property maintenance and repairs
- Prepare regular reports for senior management, providing updates on rehab progress, occupancy, financial performance, and any issues that need escalation.
- Operate the property within financial guidelines
- Negotiate contracts, supervise contractors, and ensure quality work is delivered for construction and renovation tasks. Maintain relationships with vendors and suppliers.
- Interview and hire property employees
- Ensure all Coves at Columbus policies and procedures are upheld, and infractions are properly reported
- Work with leasing agents to market vacant units as they become available, ensuring timely leasing and tenant placement to maintain occupancy levels.
- Exercise independent judgment and discretion to handle and resolve resident requests or concerns
- Implement, design, and maintain a resident retention program
- Investigate and/or report any incidents regarding the residents, employees, vendors or others regarding the property
